Heads up. With the market news hitting the street that the economy is worse than expected, mortgage rates took a huge plunge this morning. If you were waiting for rates to get better now is the time!

Is this only for refinancing or for first time buyers?
I live in Las Vegas and home prices are getting very low.

It's across the board. Whether buying or refinancing, the interest rates are different only if you are refinancing and getting cash out. With cash out refinancing, the rate goes up a little only if there are risk factors involved that are determined by Fannie Mae, Freddie mac, FHA or VA.
