I have a quick question.

I went through a messy divorce a few years back. In the divorce decree, the ex was awarded our home (not a VA loan) & given responsibility for maintaining house payments. He didn't do that and our property at the time went into foreclosure (not my fault, I had my own appartment and was paying for that and the two kids).

I had perfect credit before and perfect credit since (and payment history). I have a secure gov't job. The foreclosure will be 2 years old in August. I'd like to move and get a house before school starts in fall.

Do they make exceptions to the general 2 years that you have to wait before qualifying? Would including something in the paperwork (i.e. the divorce decree) help at all?

Were you a co-signer on the mortgage that went into foreclosure? If so then your final divorce decree will be needed. You should not have a problem one way or another for qualifying for a VA loan today though.
