I'm sure it's been answered here before, but I'd like to get some clarification. My wife and I are trying to buy a home, we have excellent credit. I'd like to use the VA loan, but I don't think I qualify. I have 3 years in the AF reserves, but have not been deployed at all, so no active-duty time. According to the VA, this means I do not qualify. However, everytime I call USAA or another mortgage company they assure me that I will qualify and simply need to try. I don't want to waste 3 weeks waiting for a denial letter though ... what are my chances of getting this loan?

You can't get a VA loan yet but you can get other types of financing that are competitive. Loan officers are trained to get you on board with them as quickly as possible because when you get to the closing table and the paperwork isn't what you thought it was going to be, it's too late anyways and you have realtors telling you if you don't sign it that you'll get sued.
