We don't qualify for HAP because we closed too late. We can't rent, it will be at a loss. My EAOS is in November and thats when the movers are coming to take us home. We have land at our home of record. Bare land (hubby inherited). We are supposed to put a modular home on it with the equity were supposed to have with this house. Now there is no equity. So we certainly can't hurt our credit score with a short sale because then we won't get financed for a mere $40,000. Thats only like $350 a month. Thats less than 1/3 our current payment. Even people on welfare and food stamps can afford $350 (we aren't going to do that I'm just saying, its cheap). Its just ludicrous. I can't imagine not qualifying for what amounts to a luxury car payment after building our credit together.
I'm not reenlisting because of my marriage I don't want to "wear the pants" anymore in our relationship. Its too much. He needs to be in charge now. I wan't to be a proper wife and he isn't going to be a stay at home dad anymore. I want to homeschool mykids and learn to be more subservient to my spouse instead of dictating to him what needs to be done because the Navy wants this or that. We set everything up for a proper "change of command" in our family, but this house is wrecking it.
We haven't listed with an Agent because they want 6 months from us (we don't have it) and they want to roll in there fee into the house price. But the house is only worth what we owe we cant just tack on $10000. How long will a FSBO take? We can only do an assumption.
Wow... I'm not sure exactly what you are looking to hear after all of that being said. First off, If you think your entire life is going to be thrown off kilter because you can't sell the house you are wrong. You even said it yourself that your expected mortgage payment on the new doublewide is going to be minimal. Does your husband have a job lined up back home so that you can qualify for a loan? Just how much of a loss are you talking every month to rent it out? Have you talked to any of the local property management companies? FSBO's aren't hard if you educate yourself and ask questions... many questions.
Vio, I can't offer much advice but stress levels seem off the charts! I wish you all the luck while you try to prioritze your life. I would just fend off the closest alligators to the boat first.
