Gotta love the new rates. New BAH rates along with Payraise in January makes life a whole lot sweeter.

..it will be interesting to see how many folks agree with you. Nationwide most of the news on the rental market has not indicated an increase in rental costs, most places are the opposite, rental prices are going down as the market gets flooded with rentals. Of course, that may depend on which type of housing your BAH is based on. It wont surprise me if the married E9/W3/LCDR and up ones go down, with the others going up as those listed are the Single Family Home rental paygrades and everybody else is in the multiple family home rental area.

(If you do not understand what I just said, I suggest reading http://www.defenselink.mil/militarypay/pay/bah/bah_primer.pdf it explains what your BAH is based on. Only E-9s, W3/4/5 and O-4 and up are based on prices for single family homes, which are what is flooding the market)

Just a reminder for those whose BAH is going down: you are covered under the Individual Rate Protection. Rate protection continues unless your status changes due to any of these 3 things: PCS, Reduction in pay grade, or change in dependent status. (That is in the BAH primer as well.)

MC, I understand what you said, I will be reading the link you provided because when I was at a previous duty station I was complaining about our BAH there but never knew how it was computed or determined. Now I will. thank you for expanding my knowledge.
Along those lines I commented on life being a whole lot sweeter and I should have said thanks to my wife who in 1 1/2 years took our credit cards and loan debt and wiped them out with some smart budgeting. Now with just the house payment and car loans she is able to stay at home with our newborn. With the new rates and payraise it makes it that much easier for us is what I meant.

If you ever want to know the entire process of computing the BAH rates, talk to the person who does the BAH Survey. I do it for my Housing Area (MHA), and it's a pain. It takes approximately 6 to 9 months to do our part, and then Runzheimer (the contractor) another 2 to 3 months to get the new rates through to Congress. The website for Runzheimer is

You navigate around there, you'll be able to pull some training materials, and there will be a powerpoint that you can look at. The only thing that they don't have on the powerpoint, is the pictures of the Adequate vs inadequate housing. That's only because of the memory level.

I am sure you know this, but that pain you are feeling is increadibly important! A lot of MHA reps don't make the effort. I'll explain just part of it to others.

Part of the pain PO Nelson went through was to research certain areas of the MHA that should be excluded from the cost survey. In every every there is a wrong side of the tracks that simply is not acceptable area to put our families. Obviously, the rental cost there are normally lower, sometime MUCH lower than the rest of the area. If PO Nelson did not do the work to justify excluding those areas, that low cost would adversly affect the 'average' cost for his MHA.

MC, you are completely correct! The "Wrong side of the tracks" are definitely not where we want our military in general being.

The pain I was trying to get across, though, is the time-consuming process. Don't get me wrong, though, I'm glad to do it, because I know that if I do a good enough job at it, our BAH rates may go up significantly. That's what we are looking for. We want to get our Coasties and our military the money they deserve for sacrificing their time and sometimes their lives for this country.

Rates in our area seemed to drop across the board. My rate dropped $150. But luckily it is protected. However, when I pin on O-4 next year, I will get $5 more a month Wahoo.
